What do you provide to your clients?
We provide several services to our clients. Our expertise lies in Real Estate. Our goal is to provide buyers and sellers with a satisfied sale. Our goal is to sell your property for the highest amount possible. We bring the utmost professionalism to the auctioneering industry and give our clients the flexibility to offer all or part of their property for public sale either through the auction process or through traditional real estate sales. Our clients may only want to sell their land and keep their residence…or have large parcels of land they want to sell. If this is the case, we walk them through (but not limited to) the process of handling splits on property, create property descriptions, create and record survey plats to preserve the evidence of boundary creation, create easements if necessary, market property locally and nationally through online bidding, offer bidders many options to buy tracts, and create an environment which will allow for maximum sales price for the market area. We love what we do and want to provide our clients with a very satisfied sale and/or buying experience. We believe diversity and options create opportunity.
What are your fees?
Our fees are established upon a percentage of total sales price not including taxes. This percent value is variable depending upon the type of property and what services we combine through the auction process. We establish this value on a case by case basis so we can provide the best services possible tailored to meet your needs.
Is Land Surveying included in your fee?
All land surveying fees incurred by us and our affiliates and any marketing expenses will be included in our Auction Percentage Fee, upon completion of a successful sale and closing. The Auction Percentage Fee is customized based on the particular needs of each client for every auction and will be outlined in our contract. In the unlikely event that the sale does not result in a successful sale, Marketing Fees and Land Surveying fees may be charged to the seller. These possible fees will also be outlined up front in our contract. Some surveys performed will only include the outside boundaries. We most likely will have this performed before sale to determine acreage. Final Subdivision plat and/or tract splits resulting in multiple lots sold will only be completed upon a successful sale.

How do you advertise?
Our marketing campaigns involves multiple strategies. The internet has allowed us to be more effective and to reach a much larger audience. Depending on your property and your selling goals, we may choose to focus our marketing strategies more locally, or we may direct our efforts on a national level. We will customize our marketing strategies to utilize possible tools such as radio, newspaper, and direct marketing using sales ads, mailings and flyers, and customized signs. We also have an extensive network to include word of mouth promotion and we offer percentages to real estate brokers who bring registered bidders that result in a successful closing. Your individualized custom marketing strategies will be outlined in our contract.
Can I set a reserve Price?
Properties can be advertised as either Absolute or by Reserve. All properties having a lien or mortgage will have to have a reserve price set no less than what is owed to creditors. Absolute auctions will be sold at the highest bid offered unless no bids are received in a timely manner. Although these auctions are favorable to buyers, caution should be used. This type of sale will transfer with no conditions set on price. During our consultation, we can advise you on the pros and cons of each option to help you make the best decision for your circumstances.
